Contemplated Interest When Doing An Appraisal?
The Realtor, who is a licensed appraiser and a commercial real estate broker, conducted a lender-ordered appraisal for an owner looking to refinance. Afterwards, owner decided to sell and hired same Realtor. Once under contract, the Realtor didn’t tell the buyer’s lender about serving as both the listing broker and appraiser. Did the Realtor have a contemplated interest when conducting the appraisal? Is this a violation of Article 11?
